In order to apply for a housing loan, you must have a permanent place of employment in Bosnia and Herzegovina and creditworthiness. Housing loans are short-term or long-term, dedicated loans, the purpose of which is to finance the purchase of a housing unit of the applicant for the loan.
Characteristics:
Maximum loan repayment term 300 months;
The ratio of the mortgage and the requested loan amount is 1:1.
Payment based on the sales contract;
Payment in cash up to a maximum of 30% of the loan amount (max. 30,000.00 KM), and for the needs of dependent purchase costs

In order to apply for a refinancing loan, you must have a permanent place of employment in BiH and creditworthiness. The bank determines creditworthiness based on the creditworthiness, credit history and solvency of the loan seeker and other participants (co-borrower), as well as the adequacy of the collateral offered.
- Loans for refinancing / replacement loans are intended for closing one or more loan obligations in ZiraatBank or other banks.
Characteristics:
The maximum loan amount is 50,000.00 KM and the maximum repayment term is 10 years,if the loans are not secured by a mortgage or deposit;
Maximum repayment term 240 months if loans are secured by mortgage or deposit;
Loans are disbursed on the basis of a certificate of the remaining debt;
Payment in cash up to a maximum of 30% of the loan amount (max. 30,000.00 KM)

Can I buy an apartment with a housing loan from a building under construction?

ZiraatBank BH dd allows the client to apply for a housing loan that would finance the purchase of a condominium unit located in a building under construction, with the condition of registration of a pre-registration of a lien/priority lien on the condominium unit. The final registration of the mortgage on the condominium unit will be made after obtaining a separate ZK extract for the condominium unit that is the subject of purchase, that is, after the condominium.
If you apply for a housing loan to buy an apartment that is under construction, the same apartment can be subject to security if the level of construction is 80% or more, which is stated in a document prepared by an authorized real estate appraiser. If the stated condition is not met, you can offer a replacement mortgage with the condition that the ratio of the requested loan amount to the estimated value is 1:1.
